    My wife and I are thinking of purchasing a family home before our newborn

    can someone advise if there are any companies that offer to people with bad credit

    my experian score is 726

    I only have £1900 debt left but account has default

    I have a further 2 defaults on closed accounts that were settled early

    any help will be great

    I think all cases are different depending on deposit etc - When was your default registered?

        Unlikely anyone will touch you if you have *any* defaults, certainly any within 3 years.

        Yea you *may* get lucky but the rate would reflect risk. I'd suggest save till the defaults are a distant memory THEN apply (for best deals etc).... Best advice long term, surely?

          No harm in asking a decent independant broker, "if" he thinks he can get you one, then he has access to all mortgages on the market, and he can see if you would be accepted in principle without further trashing your credit file if it were to fall through.

          Best advise anyone will be able to give you, saves the speculations.

            Why though mate? A default a year old - forget it! NO broker can make that work. I guarantee you that as it'd fail all banking affordability checks so it ain't gonna happen.

              Fair enough Niddy, I just don't know if there are any lenders who accept you with a default 1 year old, could come down to size of deposit, amount borrowed etc, I really don't know. My point was more so that a broker wont charge to tell you either way and has scope to know every lender on the market. That being said, they may just say yay or nay over the phone anyway.

              Personally, I wouldn't bother until they were clear myself.

                thanks guys guess i will wait a little longer

                alternatively is there any type of mortgage where I can act as a gaurantor for my wife without credit check?

                i have a fairly well paid job with minimum outgoings only debt is the one I have ongoing with Halifax left now

                  not to my knowledge, no. Anyone on the mortgage will need to go through the application (and therefore credit checked) process.

                  When Gold isn't enough, there is SA Gold! New to the forum and find the UE route a bit scary? Take a look at my diary here and judge for yourself. I am now saving the money each month that was making little difference to the balance and not a bit of difference to my credit file as a result of finding AAD.
