Thanks, I will have a look at the letters - do you think as a basis mine is ok? I am thinking that I will send this to Natwest and not Wescot as really my issue is with them for doing these things without responding to my SAR etc...what do you think?

Hi, just looked at the template letters and think I will use one of those but add in my bits about things that I think they should keep in mind. Is it better to make an offer either £ or %, or to see what they suggest?? Also a friend suggested I go to the local branch to speak to the manager rather than send the letter, is this something you would recommend and if so do you know if anyone has had any luck with that approach?? Sorry lots of questions, I am really uncomfortable with this situation but don't know what to do for the best! Thanks again

So long as you don't acknowledge the debt in your letter.

The templates are designed to avoid that so best left unaltered.

Thanks for the message, definitely wouldn't want to say the wrong thing!

I wouldn't go to Branch. 1 - you really need it all to be in writing, and 2 - Branch would still have to go to the "powers that be" above them

Does anyone know the best way to approach this? I don't want to offer too much or not enough so they just won't entertain it, any thoughts or knowledge around this would be gratefully received. Thanks

Today I have had a letter from Wescot saying this won't go away and to call them to organise a repayment plan so want to get a letter sent tomorrow.

                Hi Cookie

Just out of interest who is your mortgage with as potentially they wouldn't check your credit file to remortgage you onto a fixed rate deal if they had an 'in house' team. They would only credit score you and find your default if you were borrowing more. I think SXGuy or Niddy would confirm either way when we know who your current mortgage provider is.

Is this in relation to our recent pm exchange? If so then your letter is good to go

Yes is it, thank you - the letter is printed and ready to go and my fingers will be firmly crossed until I hear back from them!

Thanks for this, ideally I would stay with them but they have written to me to say they have now pulled all their mortgages (basically shutting that side down) and although I can stay with them, I am not on any fixed product so if the interest rates go up then so will my mortgage payments and I can't really afford for that to happen - with the rates being low at the moment it is fine but there is only one way for them to go now!!

I admit that I haven't yet read all through your thread but I'm happy to take a look at your mortgage situation. Unless I've misunderstood Mark Carney's (the new Governor of the Bank of England) "Forward Guidance" policy, interest rates won't go up until 2015 or more likely 2016.

I'm guessing you're on a Variable Rate mortgage which could be decided by the lender (on a whim) or are you on a BBR or Libor Tracker rate?

There's also a possibility that BBR may go down due to the upheavals in China's financial situation and the need to let the UK economy grow steadily. I don't have a crystal ball but I hope I'm right in saying that you may be panicking a little bit early.

Am I the only person who thinks Mark Carney looks like George Clooney

Thanks for this, the information about 2015/2016 is making my heart rate decrease, so thank you for that! I am with IF, been with them 12 years and had no problems but they have pulled all their products so whenever I move it will need to be away from them. Fixed rate mortgage ended last September which was a godsend to be honest as I was fixed at 5.19% and it was killing me knowing that the rates had dropped and I was stuck! But at the end of it I just dropped on to their variable rate and have been getting nervous about the price hikes (I remember what happened in the early 90's with them doubling overnight!!)

Intelligent Finance is one of the good guys. They even reduced their variable rate last year. That's unique in the mortgage industry right now.

They were launched by the Halifax which got gobbled up by the Bank of Scotland (HBOS) and then became a division of Lloyds. Something like that. They are not currently issuing new mortgages but that situation may only be temporary.
