In dispute with agent whose negligence lead to long delay and £6k of legal costs (half to a tenant's solicitor) - obviously am looking to agent to refund but in their T&Cs it states if dispute not resolved,it should go to some Ombudsman - am not at all keen on this as could take months and is clearly agent's choice of resolution - would much prefer to take the matter to small claims court,but would it be thrown out due to the T&Cs ombudsman statement? Any help very much appreciated.
