    I have your email and I'm going to reply in a minute because I would like to see the front page of the tenancy agreement you gave the Tenants (to clear up the AT or AST issue) and a copy of the Section 21 Notice you served on them. Everything else can be discussed on here unless I need to ask something personal.

    Yes as you're like a mod so it gets forced through. Regardless of limits. If a user has a full inbox any PM sent by experts, mods, site or admin will arrive safely. I'll check that now but that's how it should work.

    Good win tonight mate. I'm a rangers fan so like Everton. Mini rangers lol

    post a few more times then your PM's are unlocked. Right now they're restricted so delete all inbox/sent messages then you'll be able to receive 1 (??)... As I say just post a few random replies on here to unlock the PM lock.

    I've sent you a PM with my email address so I can take a peek at any relevant paperwork

    The issue of the Assured Tenancy or Assured Shorthold Tenancy is a bit of a mystery to me. Are they living there or not? What I do know is that a private Landlord cannot issue an Assured Tenancy (that's usually a social housing option only) so it maybe that there's a smart arse law student working in the council's housing options team trying to be pedantic. We'll see.

    That's an easy one

    The Tenant is on Housing Benefit. It's cheaper for the Council to keep them in situ that to re-house them if they are evicted.
